When you hire Chris Kruschek as your real estate professional to market and sell your property you can expect the highest level of service and attention to detail. Each property is unique and will have an advertising plan designed to the specific property’s needs. Listed below please find some of the ways I may use to market and sell your property.
Pricing Strategy
Pricing your Property for Maximum Exposure
Pricing your home is critical. The key to pricing in most markets is to maximize the number of qualified buyers who see your home with the initial listing price. If your home is priced too high, many of the target buyers may never see it.
Setting a realistic price from the start generally helps in a quick sale at the best price to the seller. As Illustrated below, an overpriced home may sell much later and for much less than it would have had it been priced right from the start.

*(This is a hypothetical time line. The exact timing of selling your home may vary.)
Property Promotion
Signage
I will post a distinctive and visible FOR SALE sign in front of your home. This notifies neighbors and passerby that your home is for sale.
Multiple Listing Service (MLS)
Your property will be placed on 3 major MLS’s: St. Cloud -Flex, Paragon- Brainerd and Lakes area, Twin Cities- North Star multiple listing services. These are sophisticated online computer services used by Realtor( R) trademark symbol.
Your home information as well as photographs will be available to agents and their clients. MLS information is also made available on many public web pages. This access allows buyers all over the country to access the information and photos of your property. With up to 80 percent of homebuyers starting their search for property on the internet, The MLS services are a very effective way to expose your home to the most potential buyers.
Internet
Your home will be advertised on the Internet as a featured property; some of the websites your property may be found on include Lind Realty, Craigslist, Oodleonto, Google, Vast, Propsmart, Edgeio, Realtor, Trulia, Oodle and many more.
Newspaper Ads
I will advertise your property in your local and surrounding market areas. I may also advertise a number of other specific periodicals to target audiences of your property.
Magazine Ads
Full color magazines may be used to sell your home or your property.
Property Brochures
I may provide color brochures of your property. Brochures will be displayed in mortgage offices, insurance agencies and area grocery and gas convenience stores.
Direct Mail
Mailers include color brochures or postcards featuring color photos. Direct mail is sent to specific areas and targets potential buyers of your property. Potential buyers are targeted by geography, income, and other relevant demographics.
Brokers Open House
In order to sell your home it must be exposed to the Realtors in the area. The realtor walk through will be held within the first week of you listing the property provided your home is ready to be shown at that time. I will distribute full color photos and information of your property. At that time we will visit about the great qualities of your home and receive valuable feedback, and possibly a buyer they may be working with.
Public Open House
Exposing your home by Open House Events has proven effective and efficient way to show your home to many potential buyers. I am able to get a large number of buyers through your home in a short time. If you prefer public open houses less frequently, then I will accommodate your preferences and hold open houses as you prefer.
Preparing your Home for Sale
Before you begin preparing your home for sale call me, I will be more than happy to help you and make recommendations that will assist you in preparing your home for sale. I can suggest quick and inexpensive ways to make your home look updated and outstanding.
Curb Appeal
Giving buyers a good first impression is crucial in selling process. Your home should appeal to a potential buyer driving by your house. Consider some potted colorful flowers to fill out the landscaping. Be sure your lawn and shrubs are trimmed, weeds pulled and extra refuse is removed from the property. Also, check to make sure all lights are in working order. During winter months make sure all sidewalks and driveways are clear of snow and ice.
Make Small Repairs
Making small repairs will make a big difference for buyers. If potential buyers notice little things that are not fixed, then they may believe that there are many other problems with the house that they are not aware of. These little problems may discourage an otherwise interested buyer from making an offer on your home. Go through your home to fix minor problems like loose doorknobs, sticking doors and windows, leaky faucets, minor scratches and any unfinished projects you may have that will detract from your home’s value and appeal to buyers. Make sure the interior paint and carpets are clean.
“Clean” Attracts Buyers
Neat, organized and sparsely contained storage areas will show space is abundant in your home. Messy and cluttered storage areas, garages and closets will make the space feel small and crowded. If your area is full of important items consider an offsite storage facility. Taking these steps not only will your home show better, you will be more prepared for your upcoming move.
Put shine in your home and it will pay off. Make sure your carpets are clean and vacuumed, floors mopped; everything is dusted and free of fingerprints and spider webs. Fresh flowers and a “fresh baked” aroma with soft classical music playing are some good ideas to make your home more inviting.
Keep it Bright
Open all shades and curtains and clean windows. Turn on lights in the house, even during the day.
Pets
Whenever possible take your pets with you when your home is being shown. Even animal lovers do not care for pets at the home while it is being shown.
